At Riverbank House in 2006, we used our knowledge of the London real estate market to deliver an innovative forward-funding deal on behalf of trophy tenant Man Group, the world’s largest listed hedge fund manager. This 320,000 sq ft pre-let was the largest occupational transaction in the City of London that year. Designed by David Walker Architects the building enjoys a prime riverside location and provides some of the largest open-plan offices in the Square Mile. As a Mayfair-based company Evans Randall Investors enjoys an on-the-ground knowledge of Central London’s distinct submarkets. This helped us to recognise the potential for new but unoccupied offices at 15 Sackville Street to be repositioned as a cluster of luxury occupiers. We purchased the building in early 2013 for £57m and deployed our local knowledge and contacts to achieve lettings to yacht broker Camper & Nicholson International, the Four Seasons hotel group and Gulfstream Aerospace Corporation, together with high quality, typical Mayfair corporate occupiers. On achieving 100% letting, we completed a record sale just 18 months after acquisition at an uplift of £27m over the purchase price. Our acquisition of 90 Fetter Lane for £45 million in November 2015 reflected the growing demand for contemporary workplaces in London’s fast-evolving Midtown district. Acknowledging the often overlooked need for offices in the 2,500 sq ft to 10,000 sq ft range, we retained John Robertson Architects to design a comprehensive refurbishment scheme. This will transform the outmoded single-user office into a vibrant multi-tenanted community.
